Kilbride

“In the middle of nowhere, in the middle of everywhere.”

– Vanessa Cooper, who grew up here

A pre-Confederation village of a few hundred people, tucked into north Burlington’s rural settlement lands. Fifteen minutes from Burlington, Milton and Waterdown.

Kilbride, by the numbers

Kilbride runs on private services and country roads.

Municipality
Burlington

Halton Region – taxes, roads and services are Halton

Planning Status
Rural Settlement Area

Burlington’s Official Plan does not permit expansion of rural settlement areas

Village Population
Roughly 600–900

Official Plan sets a planning capacity of about 900 people

Typical Lot
1–5 acres

Hobby farms and equestrian properties run considerably larger

Water
Private well

Every property, village and rural alike

What to plan for

Budget for a water quality test and a flow test on any purchase. A well that runs clean and strong is a non-issue for decades; one that doesn’t is expensive to discover after closing. Ask for the drilling record and the most recent test results.

Wastewater
Private septic

No municipal sewers anywhere in the settlement area

What to plan for

A septic inspection belongs in every offer. Tanks need pumping every few years and beds have a finite life, so ask when the system was installed and last serviced. Replacement is a five-figure job, which makes it a negotiating point rather than a surprise.

Heating
Gas in the village core

Propane or oil on properties outside it

What to plan for

Propane and oil mean a tank, a delivery contract and a different cost structure than city gas. Ask whether the tank is owned or rented — a rented tank ties you to one supplier.

Internet & cell
Fibre in parts; satellite common

Starlink widely used where fibre hasn’t reached

What to plan for

Cell coverage is uneven. Towers sit toward Carlisle, so a property down in a valley may have dead spots. Check signal standing on the actual property, not from the road — and if you work from home, confirm what’s genuinely available at that civic address before you commit.

Power
Overhead, tree-lined

Storm outages a few times a year

What to plan for

Mature trees along the lines mean four or five real outages a year, mostly storm-driven. Roughly a third of properties run a standby generator; on propane or oil that means a second tank, so treat it as a planned investment rather than an afterthought. Well pumps don’t run without power, which matters more if you keep animals.

Transit
None

Every household needs a vehicle

What to plan for

There is no regular transit service and specialised transport is limited. Teenagers generally need a vehicle the year they’re licensed, and annual mileage will surprise you — winter tyres or all-wheel drive is not optional at this elevation.

Schools
Kilbride Public School (JK–8, HDSB)

Secondary students bus to Burlington, about 25 minutes

Who buys here
Commuters, hobby farms, equestrian

Details vary by property and change over time. Confirm servicing, zoning, school catchment and utility availability for any specific address before relying on them.

A village that predates the country

Kilbride was settled before Confederation, and it has never grown much past its own four corners. Roughly six to nine hundred people live in the village proper. There is a general store, an auto shop, a public school with the library branch built inside it, a church, and a fire hall.

Day to day, the village runs on the drive. Most households work somewhere else, so mornings are a commute and evenings are genuinely quiet.  Groceries are a Saturday errand into Burlington or Milton, usually paired with the hardware store. Sundays belong to the trail: the Bruce Trail runs through, and a reroute pulled the main route off two kilometres of road walking and onto a protected corridor through Kilbride Park. Farm stands sell produce in season, golf is excellent in the fall, and skiing is in vogue in winter.

The families here tend to stay. Several trace back generations, and there’s a real pride in the local history: the church that was moved down the road, the mill that went up, the roads that still carry the same names. Newcomers get folded in through the usual doors: the school, the church hall, the fire hall’s Halloween haunted house. It takes a season or two, not a decade.

“You’ll see people walking down the street, stopping at neighbours’ houses, having a chat on the front lawn. It’s very quaint that way.”

Fifteen minutes from everywhere useful

Kilbride sits in the north end of Burlington, in Halton Region, on the Niagara Escarpment between two highway systems. It isn’t on the way to anywhere, which is most of the point — but it puts three full-service towns inside a fifteen-minute drive and both the 401 and the QEW within reach of a normal commute.

Local Schools

We list schools, boards, grade ranges and travel times as a matter of fact. We don’t rank schools or comment on quality. That’s a judgement for your family, and the boards publish their own reporting.

School boundaries are set by the boards and change from time to time. Confirm the catchment for any specific address using the Halton District School Board and Halton Catholic District School Board school locator tools before making a decision.

Kilbride Public School
Halton District School Board · JK–8 · in the village

Small by design, roughly 150–200 students. The Burlington Public Library’s Kilbride branch operates inside the school, with hold pick-up, computers, printing, Wi-Fi and free parking.

Secondary — Burlington
Halton District School Board · Grades 9–12

There is no high school in Kilbride. Students are bused to Burlington; families report about 25 minutes on a direct run, longer once the route fills.

Catholic & independent options
Various boards

Catholic secondary and independent schools in Burlington and Hamilton also draw students from the village, several with their own bus routes.

The places people here actually name

Moving from the city to the country is a significant shift. These pieces share practical details most agents leave out.

Not a destination mountain — but a genuinely good place to put kids on skis or a tube, fifteen minutes from home.

The things buyers ask us first

Short answers to the questions that come up in almost every first conversation about Kilbride.

Effectively yes. There are no municipal sewers in the Kilbride settlement area, and properties draw water from private wells. Natural gas is available in the village core, while properties outside it typically run on propane or oil. Confirm the servicing for any specific address before you make an offer.

No. Kilbride Public School covers JK to Grade 8 within the village. Secondary students are bused into Burlington, which families report as roughly a 25-minute run. Catholic and independent schools in Burlington and Hamilton also serve the area, several with their own bus routes.

Not strictly, but roughly a third of properties have one. Storm-driven outages happen four or five times a year because of mature trees along the lines. If a property is on propane or oil, a standby generator usually requires a separate tank, so it’s a planned expense rather than a small upgrade.

All three are approximately fifteen minutes by car. Burlington is where most residents do their main grocery and medical runs, since Kilbride is part of the City of Burlington in Halton Region.

No. There is no regular transit service to the village and specialised transport is limited. Every household needs at least one vehicle, and most have one per driving-age adult.

Many properties do, and hobby farms and equestrian operations are common. What you can keep depends on the zoning of the specific parcel rather than acreage alone, so confirm the zoning before buying with a particular animal plan in mind.

What comes up for sale here

Every property here is different. Lot size, servicing, outbuildings and condition move value more than any headline range does — ask us for an opinion of value on a specific address.
